Dear members of the Select Board,

I am a member of Dennis Citizens for Responsible Development (DennisCRD.org) and I write to you today in opposition to the proposed “Village Courtyard LLC” at 744 Main Street and 18 Hope Lane. This housing project is proposed as a 55+ age restricted 40B complex, allowing the developer special zoning treatment. I understand the developer is building 20 large condos, with 15 slated for $1M+, and only 5 slated as affordable. This is a huge disparity, and it suggests that the developer is using 40B to construct large condominium-townhouses without regard to Dennis’ strict building and zoning regulations which protect our historic charm.

Dennis, like so many Cape towns, needs housing for its workers. This housing project does not address this need and unfairly discriminates against citizens under 55 years old who are likely to be the very workers who need affordable homes. Twenty condo units on approximately 2 acres is much too dense for this part of our village. The location on Hope Lane will seriously impact car and pedestrian safety and, even more dramatically, multiply the traffic along Hope Lane and at the already hazardous intersection of Hope Lane, Route 6A and Old Bass River Road. This level of density will also create irreversible damage to our environment, from destruction of healthy trees, to threatening our waterways with septic processing for as many as 88 potential residents!

Finally, I am concerned that several of the proposed units will be much too close to historic Old King’s Highway. I would hate to see the appeal of our quaint village marred by rows of large condominiums butting up to Route 6A. Approving this housing project without intensive consideration and thoughtful planning would be irresponsible. I suspect that you serve in this position because you share my affection for the charm and rich cultural offerings that our village offers. This development does nothing to encourage the diversity we all want in Dennis and threatens to damage what makes our village so special.

I ask you to please consider the concerns of your constituents and vote NO to giving the developer the green light for this development.
